Dear Members of the Palm Beach Architectural Commission (ARCOM),
I am writing to express my concern about the proposed fill variance for the 1285 North Ocean Boulevard property. While I understand the need for property owners to adapt their homes to meet modern standards, I am deeply worried about the potential implications of this variance, particularly concerning flooding and the proposed height of the structure. The design of the home is lovely. I have no issues with that.
As a resident of Palm Beach, a concerned citizen, a stakeholder, and an abutter to the proposed home, I have witnessed the increasing challenges posed by flooding in our community, exacerbated by extreme weather events. Approving a fill variance that elevates the property could inadvertently worsen drainage issues in the surrounding area, potentially directing water runoff onto neighboring properties or overburdening existing infrastructure. I urge the Commission to consider the broader impact on the local ecosystem and flood risk management before approving such a change.
Also, I'm concerned about the proposed height of the home. Elevating the structure beyond current standards may not only disrupt the neighborhood's aesthetic harmony but could also set a precedent for future developments that detract from Palm Beach’s unique character. I respectfully request that ARCOM evaluate whether this variance aligns with the town’s long-term vision for maintaining its architectural integrity and resilience.
I appreciate the difficult decisions you face in balancing property rights with community welfare. I kindly ask that you thoroughly review these concerns—flooding risks and the height of the structure—during your deliberations. I would also welcome the opportunity to learn more about any studies or mitigation plans submitted with this proposal. The owners must ensure that they have water retention on the west side of the lot.
