    Ladies and Gentlemen:
    Please consider this article from the Financial Times of January 11, 2024, which describes how Aspen last November reduced the maximum size of new houses from 15,000 sq ft to 9,250 sq ft, and this cap is expected to be reduced to 8,750 sq ft this year.
    The relevant information begins on page 2/9, paragraph 2 of the PDF below:
    “Building large, grand homes in Aspen has just become a lot more difficult.”
    It seems to me that this limitation on square footage could solve some of Palm Beach’s problems.

    In addition to being able to require that the developer deed a portion of the site to a land preservation institution like the Sierra Club, the town could exercise its rite of eminent domain to take title to that part of the site it wants.

    If a reminder is necessary here it is.
    Years ago, the path to an improved Worth Ave. was simple. It began with Staff, next it went to Planning (where, this time, it could be grafted onto a simple zoning template) and then forwarded to Town Council to became Law. (You’re reading a slight rework of the #1 rule in engineering which is expressed by the acronym KISS - Keep it simple stu….)
    Since this path worked so well then, shouldn’t we continue to use it now?
