    I support a Zoning in Progress. Have we forgotten what Town Serving truly means?

    We are overrun with traffic and parking problems.

    Must protect the town and citizens from what is already an unbearable situation.

    And already approved, not open, theatre and restaurant Plaza, 660 seats…

    Royal Palm Hotel and Chesterfiekd, under renovation.. 150 rooms, restaurants and event spaces…..

    Comprehensive Plan, less intensification..

    Restaurants, bars, nightclubs, and dining clubs are among the most intense uses in zoning. Our Comprehensive Plan has long mandated efforts to reduce intensity, but nevertheless thousands of seats have been added over the past 10 years, bringing us to a crisis point. A restriction on the number of seats permitted in town is long overdue and there is no time like the present. We actually have zoning review in process and this stand-alone item can be moved to the top of the list so than a regulation can be enacted asap. Years of inaction on this issue have led to an untenable level of congestion in town. It is time to enact a maximum that envisions attrition over time to a far more acceptable level.

    I fully support Zoning in Progress. The Town must get control and define what is town-serving and halt taking in applications for more bars, restaurants and clubs until we know how many seats we have, what has been approved and not yet completed, what is in the declaration of uses, how are the limitations being enforced etc. The Council needs better tools to limit undesirable intensification. Special exceptions put the onus on the Town not on the applicant. The Town needs this time to really figure out how to maintain the quality of life we expect here. Dangeroulsy clogged roads throughout the Town for months on end are detrimental to the safety and welfare of the residents.
