I have spectacular views out the windows particularly from the bedroom since the concrete lattice was removed. The light just pours in, the black mold has disappeared and I am not staring out at blocks of heavy concrete. .
I understand that Arcom sent our first architectural design for replacement of the lattice back to David Miller our architect with the request he design a more “vertical look” for the outside of the bedroom windows. This has been done and a copy of the proposal was sent to all residents of the building who I also understand enthusiastically endorsed this new design not to mention the positive feedback we received from surrounding neighbors.
It is therefore my hope that the members of Arcom approve this new design for 389 and make it an even more beautiful building

I share the enthusiasm of the other owners in my building for the new design treatment of the master bedroom window stack that we will present to you for review at the March 27 ARCOM meeting. It wasn’t easy to create a design solution that recaptures the verticality of the old trellises that, it turns out, caused significant damage to the structural integrity of our building because they prevented ANY maintenance behind that massive feature. We were shocked to see how degraded the south walls were when it was removed.
Now we have a clean, classic design for you to review that restores the vertical optics formerly created by the trellis, as you requested, but without compromising the life-safety of occupants or creating the same maintenance issue we had with the trellis. This stepped, “frame” design adds texture and depth, and it looks to me as if it will stand the test of time. It also fits even better than the original with our neighboring buildings along Peruvian Avenue, and our neighbors are very impressed with this solution, as we are! We hope you agree.
David Miller presented us with many options to add texture and call out the verticality of the master bedroom stacks, but most did not work at all for the underlying reason of the varying widths which are inherent in the curvy architecture. Those that face west are very wide and those on the east end are very skinny. This is the one design approach that works well, and we love it.

He has advanced emphysema and very little mobility. In the event of a catastrophic event, it is reassuring that access to and from the master bedroom window not be impeded. We are writing to indicate our very strong support for the new architectural plan that would result in the removal of the concrete trellises across the 389 building (specifically closing off the master bedroom window egress for most apartments). The new plan specifically addresses the Architecture Committee’s comments and will fit in very well with the architecture of the surrounding area.
The removal of the trellises and the latest design is not only aesthetically pleasing and similar to the architectural design of other buildings in the Palm Beach town area, but also a significant safety improvement for the residents. The original design for the building (with concrete trellises) completely closed off the ability for anyone to exit the apartment through the bedroom window in case of emergency. With the new design, ladders would now be able to evacuate residents if there was no ability to exit the master bedroom in case of fire or other emergency.
It is also very doubtful the original building design (with the concrete trellises) would have passed muster under today’s building safety standards. The proposed redesign would result in much greater safety to residents as well as provide an interesting architectural design for the neighborhood.
Therefore we are strongly urging the committee to approve the 389 building redesign, both for safety concerns as well as because it updates the building’s look to a more pleasing aesthetic and a positive development for the surrounding area. Importantly, the latest design also fully addresses the ARCOM’s comments.

Allow for better access to the building in the future for maintenance and in the event access is needed in a rescue scenario. The old trellis design was seriously deficient in facilitating the accomplishment of either goal. We first discovered this fact when we removed the old design and we’re astonished at the damage the old trellis had caused.
….. Accomplish the increase in verticality the Commission had requested we incorporate in any new design. After many attempts to do same, we are confident that the design we bring to you is striking and brings a better vertical effect than any of the others we considered.

We are very relieved and grateful at the prospect of not having to put back up the heavy concrete screens which created life-safety issues and, in an emergency, prevented fire-rescue access. Once the extensive damage and penetration into the facade was exposed in its entirety, it did not make sense to re-install the screens and risk the building’s structural and aesthetic integrity. Thank you for this.
The 8 bedroom vertical stacks share 3 widths due to the serpentine building design which restricts and eliminates many design possibilities. The two challenges you gave to our architect were to recreate the “verticality” that was achieved by the large screens, and “texture”. Verticality is very difficult with the almost non-existent margins on the narrowest stack margins from the windows to the left and right. Notwithstanding, the newly proposed vertical “frames” manage to solve the problem in a clean and understated design. The stepped frame design along with the stucco treatment underneath the windows add texture and depth to the overall facade.
Lorraine and I agree with and share the enthusiasm that all our owners have in supporting this new design which will beautifully enhance the front face of 389.
389 owners truly believe David Miller has risen to the challenge(s). Hopefully you will too.

As a stockholder and occupant of apartment 3H in this cooperative building, I am proud of the new facade which our architect has planned. It has an elegant appearance that will complement our neighborhood. It emphasizes the vertical.
As a practical matter it will simplify maintenance and storm protection. This will be increasingly important to the looks of the structure during the decades ahead.
I urge you to approve this design that will be submitted to your committee this week.
Most people, nowadays, regard the lattice type concrete decorative screen, that was specified before original construction, to be dated. A friend of mine who lives in a nearby part of Palm Beach recently drove down the lake block of Peruvian Avenue and noticed the absence of these screens. Later he mentioned this to me with the remark that the place looks better; less like banal 1950s Lauderdale or Hollywood. This is the benefit that will be brought about with a cleaner facade.
Of course, I do not need to mention the improved access for Fire & Rescue personnel using the the Town’s hook and ladder truck if it should be necessary to evacuate disabled persons from the master bedrooms on the upper floors. It could take quite a few minutes to break through a fixed lattice screen, should, for some reason, the porch windows were to be unavailable.

Gentleman and Ladies. - I am a resident of 389 South Lake Drive - since 2010. I am also a member of the Board of the building. I regret that attending to a seriously ill wife has prevented me from presenting these views orally to you on March 27 - but I did speak back in December to the same effect.
There are many good reasons to back our request to revise the 1950s architectural structure of our building. I concentrate on two. First, what the removal of the trellis work revealed (hereinafter, “trellis”) was extensive damage to our building, damage that could not be repaired without the actual removal of the trellis. If a new trellis is installed, it is possible that more damage can be caused that is also, unfortunately, undetectable without removal. We have spent a lot of money fixing up the building to withstand ordinary decay, as well as unusual conditions, and it seems foolish to risk dangers for a purely architectural (I.e. not structural) feature.
Second, the tenants in the building - particularly in the upper floors - are concerned that fire safety is compromised by blocking access to the window in the main bedroom. This has been explored with the fire department. It is a real problem - not imagined.
For these reasons, as well as many more that have been raised with you by our representatives, I ask that you look upon our alternative plan with favor. Our entire building supports this, and we have supporting letters from neighbors.

This letter serves to support our 389 S. Lake Drive Building's application to The Town of Palm Beach to install a new, frame-like treatment of our master bedroom stacks in accordance with David Miller's
revised plans filed, where decaying concrete lattice panels had to be removed safety reasons. Removal of the decaying 5-story concrete panels has provided us with another form of egress in case of fire plus light and views from master bedroom windows.
All our residents are in favor of installing this decorative treatment after removing the unsafe and
decaying lattice panels from the facade, which has more than 54 years of damage from salt and weather. that replacement of the concrete lattice panels would only repeat the problems we have seen in the past with deterioration. The entire building facade and roof have been fully renovated during the past
several years to preserve and protect the building. Aesthetically I prefer this frame-like design because it emphasizes the vertically of the master bedroom stacks as does the yellow color for the walls. I have
looked at this design from West Palm Beach, the Royal Palm Bridge, Peruvian Ave. plus aerial renderings. This frame-like design enhances the building because it makes the facade look clean and modern. The
vertical rhythms of the vertical stacks are strong. It is simpler and more elegant than the prior balcony design.
For these reasons I urge you to approve David Miller's revised design, so we may enhance the safety and appearance of our 54-year old building at 389 S. Lake Drive in Palm Beach, FL. Many thanks for your

We are writing to express our pleasure with the new design presented by David Miller for our building 389 South Lake Drive. Like my neighbors, we feel that the new design for the treatment of the master bedroom stack is an excellent solution that respectfully references the vertically of the old trellises that had caused great structural damage to our building. This new design will also address the fact that our master bedroom windows may now open to allow Fire-Rescue access to our apartment. We have only one interior access point in our unit and if a collapse or fire blocked the escape, the trellis would have prevented Fire-Rescue's means of entry.

We are very relieved and grateful at the prospect of not having to put back up the heavy concrete screens which created life-safety issues and, in an emergency, prevented fire-rescue access. Once the extensive damage and penetration into the facade was exposed in its entirety, it did not make sense to re-install the screens and risk the building’s structural and aesthetic integrity. Thank you for this.
The 8 bedroom vertical stacks share 3 widths due to the serpentine building design which restricts and eliminates many design possibilities. The two challenges you gave to our architect were to recreate the “verticality” that was achieved by the large screens, and “texture”. Verticality is very difficult with the almost non-existent margins on the narrowest stack margins from the windows to the left and right. Notwithstanding, the newly proposed vertical “frames” manage to solve the problem in a clean and understated design. The stepped frame design along with the stucco treatment underneath the windows add texture and depth to the overall facade.
Lorraine and I agree with and share the enthusiasm that all our owners have in supporting this new design which will beautifully enhance the front face of 389.
389 owners truly believe David Miller has risen to the challenge(s). Hopefully you will too.

Dear Sirs:
As a stockholder and occupant of apartment 3H in this cooperative building, I am proud of the new facade which our architect has planned. It has an elegant appearance that will complement our neighborhood. It emphasizes the vertical.
As a practical matter it will simplify maintenance and storm protection. This will be increasingly important to the looks of the structure during the decades ahead.
I urge you to approve this design that will be submitted to your committee this week.
Most people, nowadays, regard the lattice type concrete decorative screen, that was specified before original construction, to be dated. A friend of mine who lives in a nearby part of Palm Beach recently drove down the lake block of Peruvian Avenue and noticed the absence of these screens. Later he mentioned this to me with the remark that the place looks better; less like banal 1950s Lauderdale or Hollywood. This is the benefit that will be brought about with a cleaner facade.
Of course, I do not need to mention the improved access for Fire & Rescue personnel using the the Town’s hook and ladder truck if it should be necessary to evacuate disabled persons from the master bedrooms on the upper floors. It could take quite a few minutes to break through a fixed lattice screen, should, for some reason, the porch windows were to be unavailable.

Gentleman and Ladies. - I am a resident of 389 South Lake Drive - since 2010. I am also a member of the Board of the building. I regret that attending to a seriously ill wife has prevented me from presenting these views orally to you on March 27 - but I did speak back in December to the same effect.
There are many good reasons to back our request to revise the 1950s architectural structure of our building. I concentrate on two. First, what the removal of the trellis work revealed (hereinafter, “trellis”) was extensive damage to our building, damage that could not be repaired without the actual removal of the trellis. If a new trellis is installed, it is possible that more damage can be caused that is also, unfortunately, undetectable without removal. We have spent a lot of money fixing up the building to withstand ordinary decay, as well as unusual conditions, and it seems foolish to risk dangers for a purely architectural (I.e. not structural) feature.
Second, the tenants in the building - particularly in the upper floors - are concerned that fire safety is compromised by blocking access to the window in the main bedroom. This has been explored with the fire department. It is a real problem - not imagined.
For these reasons, as well as many more that have been raised with you by our representatives, I ask that you look upon our alternative plan with favor. Our entire building supports this, and we have supporting letters from neighbors.

Dear ARCOM Members,
This letter serves to support our 389 S. Lake Drive Building's application to The Town of Palm Beach to install a new, frame-like treatment of our master bedroom stacks in accordance with David Miller's
revised plans filed, where decaying concrete lattice panels had to be removed safety reasons. Removal of the decaying 5-story concrete panels has provided us with another form of egress in case of fire plus light and views from master bedroom windows.
All our residents are in favor of installing this decorative treatment after removing the unsafe and
decaying lattice panels from the facade, which has more than 54 years of damage from salt and weather. that replacement of the concrete lattice panels would only repeat the problems we have seen in the past with deterioration. The entire building facade and roof have been fully renovated during the past
several years to preserve and protect the building. Aesthetically I prefer this frame-like design because it emphasizes the vertically of the master bedroom stacks as does the yellow color for the walls. I have
looked at this design from West Palm Beach, the Royal Palm Bridge, Peruvian Ave. plus aerial renderings. This frame-like design enhances the building because it makes the facade look clean and modern. The
vertical rhythms of the vertical stacks are strong. It is simpler and more elegant than the prior balcony design.
For these reasons I urge you to approve David Miller's revised design, so we may enhance the safety and appearance of our 54-year old building at 389 S. Lake Drive in Palm Beach, FL. Many thanks for your
