Dear Members of ARCOM:
I am writing again as a neighbor from Queens Lane with regards to the proposed plans for 1150 North Ocean Way. I have looked at the revisions and the comments from ARCOM members. It does not appear to me that the revised plans sufficiently address how the orientation of the two story structure affects the northern neighbors on El Pueblo. As a north end resident surrounded by 2 multi-lot compounds, I would also suggest that the plans showing neighborhood height comparisons account for how new construction will build up the grade. While these plans show the new building to be 27’ tall, I don't know that the final grade will be equivalent to the neighbors’ ground level, so from the street it may appear to be more than twice as tall as surrounding houses.

Dear ARCOM members,
As residents of 210 LaPuerta Way we are writing again to express our objections to the “proposed changes” of the 1150 N Ocean Way project.
We were in attendance and spoke at the January 24th ARCOM meeting regarding the size, the structure and the loss of privacy this building will have on our property.
We recall a few comments from ARCOM committee members to the architect requesting “significant change”, “major restudy”, “major revision” and “the scale being inappropriate for the neighborhood”.
We were surprised and certainly disappointed that the architects disregarded the comments and concerns raised by us and the ARCOM board at that prior meeting.
The affect that this massive project will have on our property, our privacy and our neighborhood must be considered. We need to stop this tear down and build big movement that has been so pervasive in our beautiful north end neighborhood.
We hope ARCOM will remain steadfast in their opposition to this project as currently designed.

We live at 218 LaPuerta Way. I am writing to express my concerns with the proposed new home at 1150 N Ocean Way. Our property will abut the proposed home at the NW corner of the 1150 N Ocean Way property/the SE corner of our 218 La Puerta Way property.
The proposed home is both out of scale for the homes to the North and pushed too far to the North as to invade the privacy of the existing homes on La Puerta Way.
I was not at the previous ARCOM meeting but…. understood ARCOM had requested the owner/architect re-think their proposed plans to address the neighbors’ concerns. In my opinion, it does not appear they have done so. I am not against the redevelopment of the Property in the Northend…only against building too much on too little. There are many homes in our neighborhood that are outdated, have structural issues, and/or have functional design issues that cannot be corrected …these homes/lots should be redeveloped to help maintain the viability of the neighborhood. My issue is simple….how to redevelop/reimagine a new home in our existing neighborhood without degrading the character of the neighborhood. I believe the proposed home on Ocean Way does not meet this simple criteria.
I am hopeful ARCOM will continue to oppose the Project with its current design/mass/footprint and encourage the owner/architect to again re-imagine/re-design the proposed home to be more in harmony with the existing neighbors.

I am a resident in the North End writing with concerns regarding the newly proposed house at 1150 North Ocean Way. It appears the Design Team did not take into consideration that major revisions to the massing should take place, since the changes were minimal at best. I am in full agreement with the notes and recommendations documented at the previous ARCOM Meeting.
I am increasingly concerned as the character of the North End neighborhoods has been dominated by oversized homes. These North End compounds are being developed and are slowly chipping away at the unique character of the North End. I am asking for thoughtful home building, taking into consideration the neighbors and how another mammoth development could negatively impact our community.
Please take into careful consideration the negative impact this house will bring on El Pueblo within the R-B Low Density District when evaluating this proposed house. In my opinion, ARCOM should enforce their recommendations to not negatively impact the existing residential surrounds.
