    Received via email 1.23.24:
    Dear Architectural Commission Members:
First of all, no one is against a new house being built; however, this letter is to simply remind you that ARCOM President, Jeff Smith, last month told the Applicant to eliminate ALL variances when they return.
This latest submittal does not eliminate all variances. If these variances are granted, why have a Code?
After they tear the existing house down, they are starting with a clean slate. Certainly they can design a house to fit the lot and neighborhood without any variances.
They may not like the Code, but it is all we've got for now. They can always postpone the project and see if the Code changes in the future.
There is no reason for these variances except they want them because they want them.
    Sincerely,
    Peter S. Broberg

Re: 300 Colonial Lane, scheduled to come before ARCOM February 28, 2024

My wife Carol and I live at 1105 N Lake Way. Our home is immediately south of 300 Colonial Lane.
In our opinion the height of the proposed house, although within current zoning parameters, is not in keeping with the significant plurality of one story homes facing narrow one way Colonial Lane. It remains too high for its small lot of just over 10,000 square feet. Almost all of the relatively few two story homes facing Colonial Lane are on much larger lots. [I believe there is only one exception to this from along Colonial Lane from North Ocean Blvd to N. Lake Way]

The AC Units and pool equipment in this proposal are on the east side of the house. This will cause noise related impairment to the quality of life for east and south neighbors when attempting to enjoy their properties outdoors. Placement on the west side of the house would cause no such disruption.

    Respectfully,
    Dr Ken Franklin
