ARC-23-123 (ZON-23-105) 1186 N OCEAN WAY (COMBO) The applicant, Martha Lee Johnson 2012 Exempt Trust (Stan Johnson), has filed an application requesting Architectural Commission review and approval for the design of a new two-story residence with sitewide landscape and hardscape improvements, requiring setback and separation distance variances for the location of the pool equipment and a variance to exceed allowable chimney height. This is a combination project that shall also be reviewed by Town Council as it pertains to zoning relief/approval.

Dear ARCOM Members and other interested parties,
1186 N Ocean Way, ARC 23-123
We appreciate your comments during the November 14th meeting regarding 1186 N Ocean Way.
In addition, we appreciate your deferral for restudy and a request for a neighborhood plan and neighborhood streetscape, to address the ongoing issue of overbuilding on the North End.
In light of the streetscape drawing of the south side of Nightingale Trail, provided by McAlpine (please see attached), we still feel that the design is contextually incongruous, and too big in mass, scale and height, relative to the streetscape.
Lastly, we note conflicting evidence of the height of the houses documented in McAlpine’s streetscape, in contrast to the streetscape provided by Dailey Janssen for the approval of their design at 260 Nightingale Trail (see streetscape attached). Most notably, the ‘bookend’ house at 268 Nightingale Trail, as stated by Janssen is 28’-2”, and by McAlpine it’s 29’-8” (see attached individual plan, for clarity).
Please ask McAlpine what datum was used to determine the heights of the houses which are all taller than the Nightingale Trail streetscape presented by Dailey Janssen during the May approval process.
