9. ARC-23-146 (ZON-23-146) 995 S OCEAN BLVD The applicant, Mary S. Conrad, has filed an application requesting Architectural Commission review and approval of a second story addition requiring variances to build within the required setbacks. This is a combination project that shall also be reviewed by Town Council as it pertains to zoning relief/approval.

    We are writing to support Stephania Conrad’s addition to her house on S Ocean Blvd. We are her neighbors at 980 and 1047 South Ocean Blvd.
    We feel this addition will be very complimentary to her existing facade. We hope you approve this project to give Stephania the space for her much needed art studio.
    Stephania has been a great neighbor and has been very considerate (I.e trees not too tall etc) concerning Jane Holzer’s ocean view from her property at 980 S Ocean.

    As an owner of a home in the estate area of Palm Beach, I am writing to say that I am in favor of Mary Stephania Conrad’s small art studio addition over her garage facing South Ocean Blvd.
    It will make the garage (existing since the 1950’s) nestle into the house better architecturally, and it is a HARDSHIP for her (having only one bedroom upstairs) NOT TO HAVE A DESIGNATED ART STUDIO SPACE.

    Dear Mayor Moore and Members of the Town Council and Architectural Review Commission:
    My client owns the property at 1015 South Ocean Boulevard in Palm Beach that is currently under construction for a new residence. My client's neighbor, Stephania Conrad, is designing a second story addition to the existing home on her property which is directly to the North of 1015 South Ocean. My client has reviewed the plans for the proposed addition and he fully supports the project and has no objection whatsoever to any variances Ms. Conrad is seeking. I believe that the proposed addition will be a fine improvement to both my neighbor's property and our neighborhood. Hopefully, you and your staff will agree and will approve the proposed project.
