    Good afternoon ARCOM members,
    I'm really not a betting person; but, the odds that the large Queen Crepe Myrtle at 274 Monterey will not survive relocation might even convince me to bet on the unfortunate demise of this wonderful tree. Just consider its history as a protected specimen/ historic tree and imagine its likely tragic future as a six episode soap opera series titled The Queen of Monterey Road.
    Episode 1: Hide The Queen and her protected status.
    Episode 2: Devise a plan to relocate The Queen that will most likely result in her demise. This plan is approved along with new construction plans for a mega home within The Queen's domain at 274 Monterey Road.
    Episode 3: Construction of the mega home in The Queen's domain proceeds at warp speed.
    Episode 4: The Queen and all of her subjects die, including another member of the domain's protected royalty from the Philippines.
    Episode 5: The owner/flipper sheds crocodile tears over The Queen's death and says that he is so sorry that he can't comply with the kingdom's laws which require him to replace The Queen with two replicas of her design and size because his huge home takes up so much space in her kingdom that there is no room to honor her passing and comply with the law of the kingdom.
    Episode 6: Owner/ flipper takes the money and runs to the next kingdom, along with his faithful followers,who helped him get around all that red tape and messy bureaucracy regarding protected historical/specimens like The Queen and her royal protected relative from the Philippines, which would have required him to protect The Queen or suffer serious legal consequences.
    A happy ending for The Queen still can happen if the owner plans his home around her present location and carefully protects her castle during construction.
    Next season series: Repeat with some minor changes in plot
    We almost forgot to question in the series whether anyone ever saw or approved a construction plan to protect The Queen, which plan was supposed to be approved by the kingdom's ruling council. It appears that staff analysis and ARCOM agendas indicate that 274 Monterey is a "one and done" project requiring only ARCOM approval and no action by Town Council.
    And, by the way, don't ever try the 274 Monterey diet plan because the results are negligible. Weight Watchers would go out of business if it had similar results after 2 months.
    Thank you for your consideration and assistance in protecting The Queen and other beautiful, protected trees in Palm Beach because ARCOM members have the experience and expert ease to ensure the future of the unique beauty and character of Palm Beach and are often the first line and sometimes, the only line of defense against efforts to "Boca Ratonize" the island.

    Re: 274 Monterey Road ARC-23-099
    Why is this project appearing, yet again, before ARCOM? I urge ARCOM to either remove it from the September agenda or vote promptly to deny it without discussion.
    ARCOM has voted to “defer” this project four times already this year, beginning at your February 23rd meeting. This was followed by three more votes to defer at the April, July, and August meetings.
    Over the years I have come to understand that ARCOM procedure mandates that a third deferral for the same project would constitute a denial.
    Why has ARCOM granted Mr. Pierce yet another “bite at the apple”? Are property owners now allowed to submit the same project over and over again for ARCOM approval? ARCOM has given the property owner ample guidance to revise his plans for approval. Four times he has failed to accept your guidance.
    I urge ARCOM to invoke a “three-strikes” rule and to deny this project once and for all.
