2. ARC-23-099 274 MONTEREY RD. The applicant, Morton Pierce, has filed an application requesting Architectural Commission review and approval for the construction of a new two-story single-family residence with sitewide landscape and hardscape improvements.
Dear Chair Smith and Members of ARCOM
My wife Pam and I own and have lived in our home at 282 Monterey Rd for 42 years. which home is immediately adjacent to the proposed home at 274 Monterey Rd.
Our strong objection is to the mass and scale and bulk of the proposed home which weighs in at a hair under 5500sq. ft
Please take note that our street--Monterey Rd. is very narrow and the proposed home is simply too massive for our street and our neighborhood
The proposed home when measuring the north elevation is 56 ft. in width and our adjacent home is 40 ft. in width across the front of the homes ---274 Monterey is too large in mass and scale and needs to go on a reasonable diet that reduces its mass by at least 10%.
Please note that the applicant has placed this property on the market for sale and it appears on Zillow and was advertised for sale in the Sunday edition of the New York Times 2 weeks ago
Anyone is entitled to sell or otherwise deal with property they own but when considering this application please be aware that this applicant MAY be proposing a plan for the property with intent to sell the property with already approved plans.
That may be relevant to your consideration of our concerns who have been a residents for well over 40 years at the adjacent home which will be impacted by your decision
